🏑 Before you buy a house, make sure you can get it insured.

I put in an offer on a cute century home with loads of character and tonnes of issues lurking beneath the hardwood floors.

It had:
-a wood-fired furnace that was likely 100 years old and failed a WETT inspection
- a cast iron stack
- a second-storey death door to nowhere
-a deck laced with booby traps

Your ability to secure a mortgage will depend on this. Companies will turn you down or charge you more.

As the spring market starts to bloom, don’t forget to do your homework.
