Pros: ✅ You’ll know exactly what your home sold for—no guessing when it comes to your next move. ✅ No stress about juggling two mortgages. ✅ You’re in a stronger position when making an offer (especially in competitive markets). ✅ If the market is slow, you’re not under pressure to sell fast to match a closing date.
Cons: ⚠️ You may feel rushed to find your next home or need temporary housing. ⚠️ Moving twice (first into a rental or with family) can be a pain and add extra costs. ⚠️ The perfect home might not be available right when you’re ready to buy. ⚠️ If prices are going up, waiting could cost you more on the buy side.
Selling first gives you peace of mind financially—but it can also add some short-term lifestyle stress if you don’t have your next move lined up.
