What Comes First—The Chicken or the Egg? 🐣🥚
Or in real estate terms… Do I buy first or sell first?

It’s one of the biggest questions I get asked, and the answer? Well—it depends on you and the market.

Last week we talked about selling first. This week, let's crack open the pros and cons of BUYING FIRST:

✅ Pros:
Shop stress-free and take your time finding the right home.

✅ Easier to align closing dates—no need for temporary housing or moving twice.

✅ If prices are trending upward, buying first may let you buy low and sell high.

✅ If you can buy conditionally on selling your current home, it’s a safe, low-risk move.

But… not every market allows that luxury.

⚠️ Cons:
“Sale of Property” condition might not fly in a competitive market.

⚠️You may not know exactly what you’ll net from your current home sale.

⚠️Carrying two mortgages can be a financial strain if your home doesn’t sell quickly.

⚠️You could feel rushed to sell—and possibly accept less—just to make everything line up.
